This is a short-term commercial lease for use in Scotland. The term can be from a few months up to three years. It can be used for all types of commercial property: whole buildings as well as part of a building or units.
Since the period of letting is short, the landlord retains responsibility for repairs and there is no service charge. Neither is there a rent review clausebut an optional break clause is included.
The landlord is not obliged to insure the property but if he does insurance costs will be included in the rent, which is fixed for the term of the lease.
The tenant is not allowed to assign, sublet or share occupation of the property.
