An AT6 form is legally required to be sent to the tenant by the landlord to terminate a Short Assured Tenancy in Scotland during the fixed term, when relying upon any of the 17 grounds contained in the Housing (Scotland) Act 1988 (e.g. rent arrears, antisocial behaviour etc).
The landlord must give proper notice between serving the AT6 and raising court proceedings – 2 months or 2 weeks, depending on which ground is being relied upon.
