About Housing Documents - Scotland
This section contains a range of documents suitable for use when letting a residential
property in Scotland. The law and relevant documents for property rental in Scotland are significantly different to those that apply in England and Wales. Please visit our

To let out a property a landlord should use
a Short Assured
Tenancy Agreement. We offer versions suitable for use when letting
an entire propertyand one for use when letting a property
on a room by room basis.
Before the start of the tenancy the landlord
must serve on the tenant an AT5
form and a Repairing Standard Letter.
An
Inventory should be drawn up and agreed between the parties at the commencement of the lease.
If the property is subject to a mortgage,
the mortgage lender will inevitably make it a condition of consenting
to the let that a Ground
2 Notice is served.
To bring a Short Assured Tenancy Agreement to an end at the expiry of the tenancy, the landlord must serve a
Notice to Quit, a Section 33 Notice and an
AT6 form.

Please note: if you are a resident landlord, you should use
a
Rent a Room Agreement since a Short Assured Tenancy is not appropriate.
