About Housing Document - England and Wales
This section contains a range of documents suitable for use when letting a residential
property in England or Wales. The law and relevant documents for property rental in England and Wales are significantly different to those that apply in Scotland. Please visit our

To let out a property a landlord should use
an Assured Shorthold
Tenancy Agreement. We offer versions suitable for use when letting
an entire property and one for use when letting a property on a
room by room basis.
Our Tenenancy Agreements should be used in conjunction with an
Inventory which should be drawn up and agreed between the tenant
and landlord at the beginning of the tenancy.
To bring an Assured Shorthold Tenancy Agreement
to an end, the landlord must serve a Notice Requiring Possession. To end the tenancy at or after the
expiry of the fixed term, a Section 21 Notice should be used. To end the tenancy during the fixed term
because the tenant has breached any of the terms of the Tenancy Agreement, a Section 8 Notice should
be used.
If the tenants wish to leave the property and
assign the tenancy to others then (subject to prior agreement with
the landlord) a
Deed of Assignment should be used.

Please note: if you are a resident landlord, you should use
a
Rent a Room Agreement since a Short Assured Tenancy is not appropriate.
